In Conversation with: Kim Scheerhoorn from housing

 

🏠 A Good Home, Even Outside Working Hours

 

At T&S Flexwerk, part of Home of People, everything revolves around people. Because those who live well can also work well. For our international flex workers, safe and comfortable housing is the foundation for a pleasant life and optimal performance.

Kim is a Housing Purchaser and responsible for all housing within Home of People. She arranges accommodation for all our labels: T&S Flexwerk, NWH Jobs, Solutions, and Efficient at Work.

“I work with many different people,” says Kim. “Each organization handles housing in its own way. That makes the work dynamic and educational. We inspire each other.”

Kim is not only involved in daily operations but also in strategic decisions for the future. She contributes to new construction projects and location selection.

“Laws and regulations are changing rapidly. By thinking ahead now and incorporating future SNF changes into our design and management, we avoid needing to make adjustments later.”


📍 Close to Work – Literally

 

A good place to live starts with the right location. T&S Flexwerk distinguishes itself by offering housing as close as possible to the workplace. In places like Waalwijk, the average walking distance between home and work is about five minutes.

This is not only practical, it improves living comfort and reduces pressure on transportation.

T&S also uses larger housing locations where multiple flex workers live together. These locations always have on-site management, ensuring residents feel safe and supported, even outside working hours.


✅ Beyond the SNF Standard

 

All accommodations offered by T&S are SNF-certified (Foundation for Flexible Housing Standards). But their ambition goes beyond minimum requirements.

“We aim for the principle of ‘one person per bedroom.’ Unfortunately, that’s not yet possible everywhere, but it remains our goal,” says Kim. “It provides peace, privacy, and well-being.”

Annual inspections of the homes are conducted by external inspectors. In addition to SNF requirements—such as fire safety, ventilation, sufficient sanitary facilities, and living space, T&S sets additional standards:

  • At least two bathrooms for every eight residents

  • Adequate storage space per person

  • Cleanliness and maintenance according to our own quality systems

What sets T&S Flexwerk apart in housing? Their human-centered approach.

Kim and her team respond quickly to reports, communicate clearly, and always look for solutions. There are fixed points of contact, residents receive regular surveys, and in case of problems, personal contact is immediately established.

“A painting on the wall, a nice finish… they’re small things that make a big difference,” says Kim. “People should feel welcome, even when far from home.”

Looking ahead is also essential, for example through smart planning and the use of the PKS system (Price-Quality System).

“PKS uses a points system to objectively assess the quality of a housing location,” Kim explains. “You consider aspects like personal space, level of privacy, access to bathrooms, furnishings, and the proximity of the home to work and amenities.”

Even though the housing market is tight, Kim remains optimistic:“It’s sometimes a puzzle, but with smart planning and collaboration, we can keep growing and improving.”
